Verify Before Buying

Walk Away If You See These
- Seller pushes for a GPA / will-based transfer instead of YEIDA process
- No physical demarcation — plot location 'will be shown later'
- Price far below market with pressure to pay token immediately
- Missing allotment letter or mismatch in allottee name
- Unwillingness to verify dues on the YEIDA portal together
Bank Loan Eligibility
Banks lend on registered plots with clear title. For unregistered resale plots, plan self-funding through PTL and TM, then finance or refinance after registry. Kisan Kota plots with completed documentation are loan-eligible like any other YEIDA plot.
Power of Attorney & Will-Based Transfers
GPA and will-based "transfers" do not mutate the lease in YEIDA records. The authority recognises only PTL → TM → registry. Anything else leaves you with paper, not title. Also see the registry cost overview.
