A Transfer Memorandum (TM) is the official YEIDA document permitting the transfer of a plot from the allottee to the buyer. In 2026, the process has become fully digital and faceless.
The steps are: submit the online application, upload KYC and documents (allotment letter, possession letter, PTL copy, affidavits), attend a biometric verification appointment, complete digital signatures of both parties, and wait for YEIDA verification. The TM is typically issued within 15 to 30 days.
One critical rule: registry must be completed within 90 days of TM issuance. If the TM expires, an extension process is available but adds cost and delay. Buyers should plan their stamp duty, transfer charges and documentation in advance so the registry can be completed well within the window.
