Semi Commercial (Kisan Kota) Plot Rates — September 2026 Market Update

Semi commercial plots — known locally as 7% Kisan Kota or farmer-quota plots — have repriced on the Yamuna Expressway. Unregistered inventory in our active sectors now starts at ₹35,000–₹45,000 per sqm, up from the ₹30,000–₹40,000 band that held through early 2026.

Unregistered semi commercial (Kisan Kota) plots: ₹35,000–₹45,000 per sqm depending on sector, pocket and the plot's stage in the registry cycle. Registered semi commercial plots with completed lease deed continue to trade at ₹60,000–₹1,00,000 per sqm. Authority residential plots remain at ₹60,000–₹90,000 per sqm for 200 sqm and above.

Sector 29 (120–500 sqm): strong end-user demand from the adjoining industrial belt and Film City corridor. Sector 32 (120–1000 sqm): the large-format appreciation plays in our current inventory. Sector 33 (120–1000 sqm): deep unregistered supply with fast-improving approach roads. Sector 34 (60–300 sqm): the lowest absolute entry tickets in the YEIDA market.

Third, commercial-use flexibility — up to 50% under YEIDA byelaws — keeps investor demand ahead of supply in these pockets.
